Certain situations are that might inhibit an individual from obtaining a home mortgage are not uncommon. The Plainsmen Group has developed special expertise in this area. DAMAGED CREDIT is the most common obstacle to obtaining a home loan.Credit problems can be resolved, but not overnight, as some advertisements will indicate. The Plainsmen Group has had success in working with the customer to clean up and document existing problems, including the use of such Federal Laws as The Fair Credit Reporting Act and The Fair Debt Collection Act whenever applicable. BANKRUPTCY, needless to say, is a very extreme form of damaged credit. Current regulations prohibit the obtaining of a Conforming loan until five years after the discharge of a bankruptcy, or two years if the bankruptcy was the result of a medical situation. It should be pointed out that a Chapter 11 bankruptcy is not discharged until all obligations within the terms of the filing have been met, i.e. all the agreed payments have been made in full.
Nevertheless, we are consistently able to obtain Non Conforming loans for customers, usually only 12 months after discharge. Again, our job is to then assist the borrower in repairing his credit to the point that he will be able to refinance into a Conforming loan as soon as he becomes elgible.
